Sienna Plantation and Lake Olympia

Sienna Plantation is enormous. Long duct runs through unconditioned attics, two-story homes with aggressive south-facing sun exposure, and tall ceilings that don't share air with the upstairs the way builder load calcs assumed. We size and zone for the actual house, not the square-footage cheat sheet. The fix often involves zoning the second story separately, adding a return where the original plan ran short, and right-sizing the AC so it can run longer cycles at lower stages.

Lake Olympia has its own pattern: lakeside humidity that doesn't drop with AC alone. We pair humidistat-controlled dehumidification with the AC on lakeside homes. The temperature target stays at 75. The home actually feels dry.

Missouri City call patterns

The new master-planned side and the older established side run different patterns. In Sienna and the newer Riverstone south builds, the most common call is duct rebalancing on a two-story home where the upstairs runs 8 to 10 degrees warmer than the downstairs. The AC is fine. The distribution is the failing piece. Behind that: capacitor replacement ($180 to $320), condensate drain clogs from poor original install slope, and ECM blower motor issues on builder-grade variable-speed equipment.

In Quail Valley and Hunters Glen, the calls run more like an established suburb: aging-equipment capacitor replacements, refrigerant work on 15-year-old line sets ($350 to $650), and the occasional compressor conversation ($1,800 to $3,500) on systems that have hit the end of their useful life.

Quail Valley and Hunters Glen are 1980s and 90s era. Original ductwork in many homes. The work here is more in the duct distribution than the equipment itself. We seal connections, replace the worst-degraded sections, and right-size on the replacement.

Missouri City sits on ZIPs 77459 (Sienna and southeast) and 77489 (north and west). Highway 6 and Beltway 8 are our routes. About 35 to 40 minutes from County Road 130 off-peak. The southeast corner of MoCity is one of the closer Fort Bend areas to our shop.
