Master-planned Manvel: young equipment, weak ducts
Pomona, Meridiana, and most of the newer master-planned communities are 2015 to 2022 builds. The equipment is reasonable for what it is. The ductwork is the consistent weak spot. Original duct design favors short straight runs to the closest registers, which leaves bedrooms over the garage and the back of the second story badly under-served. Two-story homes in these neighborhoods commonly run 8 to 10 degrees room to room straight from the developer.
The fix is a real airflow rebalance: add a return where one's missing, resize the trunks, sometimes zone the upstairs from the downstairs. Most master-planned Manvel homes don't need a bigger AC. They need their ducts to actually move the air the AC is producing.
Manvel call patterns
On the master-planned side, we see a specific pattern: condensate drains clogged because the original install ran them at insufficient slope, blower motors on builder-grade ECM units that fail at the thermistor (an expensive part), and the universal capacitor calls. A clogged condensate line caught early is a $150 service call. The same line caught after it has dripped into the ceiling for a week is a $4,000 cabinet and drywall repair. We route the condensate properly when we install it and we check it on every maintenance visit.
On the acreage side, the pattern shifts. Long-run ductwork through unconditioned attics, occasional propane furnace tune-ups, and sometimes a still-running 1990s system that just needs a contactor and a recharge. When the system is at a decision point, we quote both repair and replacement with the trade-offs in writing and the customer chooses.
