What island HVAC actually requires
A standard galvanized condenser cabinet fails on the seawall in 3 to 5 years. Coil fins corrode faster. Stamped sheet-metal control housings turn to rust dust. We don't run that equipment on Galveston. Coastal-rated installs use factory-coated coils, marine-finish copper or aluminum housings, stainless mounting hardware, and ground pads with corrosion-resistant straps. The premium adds 15 to 20 percent to the install. The lifespan more than doubles.
V-zone homes (the FEMA designation for highest-risk velocity zones) require equipment elevated above base flood elevation. That means rooftop or platform-mounted condensers, air handlers in elevated mechanical rooms, and condensate drains routed away from anything that floods. We design the whole system around the elevation requirement first. Everything else follows from that.
What we run most on a Galveston service call
Outdoor coil corrosion is the single most common diagnostic finding on the island. Capacitors fail roughly twice as often as on inland homes because the salt accelerates the dielectric breakdown. A typical Galveston capacitor replacement still falls in the $180 to $320 range, but we replace them noticeably more often. Refrigerant leaks at corroded fittings come right behind that. R-410A diagnosis plus recharge runs $350 to $650 in most cases.
The third pattern is dehumidification. West End vacation rentals sit closed up for days at 90 percent humidity, and AC alone can't pull that down. We pair systems with humidistat-controlled whole-home dehumidifiers as a routine matter on the West End. The cost of one is a fraction of a single mold remediation.

East End Historic District and the Strand
Victorian-era homes, sometimes original ductwork, sometimes retrofitted central air done in the 1980s. Tight attic spaces, plaster walls, and chases that were sized for one era of equipment. We match the existing aesthetic, run new lines through the chases that exist, and avoid cutting through historic plaster wherever we can.
Mid-century: Lost Bayou, off-Seawall, Pelican Island
1960s through 80s ranch homes, often with original air handlers and creative duct routing. The bigger problems live upstream of the AC: insulation gaps, missing radiant barrier, undersized returns. We fix those first, then size a properly matched replacement.
West End beach houses: Pirates Beach, Indian Beach, Sea Isle
Modern stilted construction, V-zone elevated, often vacation rentals. Closed-up homes between guests in heavy humidity. AC alone won't manage it. Whole-home dehumidifiers go in as a default here, not an upsell.
Silk Stocking and Seawall Blvd condos
High-rise units have their own constraints: shared air handler closets, building-spec equipment limits, HOA rules on outdoor units. We work within them. The salt exposure on a 14th-floor balcony is just as real as on a Sea Isle deck.
